Preparing the Space

The room you are renting to your Guests is one of the most important parts of running a Homestay. Your Guest will spend a great deal of time in their room.

All rooms should be bright and clean, with a working window to the exterior wall. The room should be large enough to accommodate a bed and dresser, closet and a desk with some room left over for living space.

There are many ways to make the guest room attractive such as coordinating the room colours with linens, towels etc. Make an effort to create an inviting, attractive atmosphere. Consider the kinds of things you would like to find in a guest room.

Remember, a fair amount of time is spent in the rooms, so a reasonable amount of moving around space is essential. The room size minimum should be at least 8’x10’ or larger. Proper heat and ventilation are necessary.

Also, all bedrooms must legally have an OPENING WINDOW. Each municipality has bylaws dealing with the minimum size and location of opening windows in bedrooms. This is important for fire egress (fire exit).

It is a “private” room — this is their space and needs to be respected. Families are requested to respect their Guest’s privacy and possessions, so let your Guests know well in advance before entering their room for such things as vacuuming, changing linen or making repairs.

Many years ago, I decided to try renting rooms in my home to International students. We were young and with a new baby and a big mortgage, we needed to create more income for me to stay home. I found that it was easy to rent out the two spare bedrooms in our home to students. Increasingly, I had thousands of dollars extra each year.

Thousand of students are coming here to study each year. In many cities like mine where the rents are high, single people/traveling visitors (Students) are looking to share apartments with others. They inevitably have problems with splitting the bills, what to do if one person is late with their share of the rent, who made which phone calls, etc. So when they see a room for rent (homestay) in a nice safe home, with everything from Internet access to cable TV included in the rent, they like the idea. They can learn and live the culture up close.

Room Rental and Profits
If you have a respectable house with proper extra living space (properly set up spare rooms), you can get extra income per week/month. With one or two rooms or more to rent out, that’s could be thousands of dollars extra per year. Most of that is profit, since household bills don’t go up much with an average size family in the home. If you don’t mind the company, that’s a lot of extra income annually.
